A property sale file reviewed in minutes, with a traffic light for the agent and a report for the lawyer.

The starting point

Every deal arrives with a different file, and no two are organized the same way.

Nobody has time to read it all before signing. People check the usual three pages and trust the rest is fine.

What's missing turns up late: at the notary, or once money is already committed.

What we built

  • It reads the whole file: land registry extract, deed, cadastre, permits, certificates, building inspection.
  • It checks the data from one document against another and points out what doesn't match.
  • It rebuilds the property's legal timeline.
  • It produces two different outputs: traffic-light triage for the agent and an eight-section report for the lawyer.
  • It runs on the client's server, because here there is personal data.

Floor area mismatch. The cadastral certificate states 112 m² built; the deed, 128 m². Must be corrected before signing. RDLeg 1/2004 · art. 18 · official link

Recreation: the real data never leaves the client.

What changes

What's missing shows up before signing, not after.

The agent knows what to ask, and the lawyer gets the case organized instead of a folder.

Nothing leaves the client's server.

If you're curious about the technical side

How it works inside

It runs entirely on the client's server. There's personal data on buyers and sellers, and that's the reason: it doesn't leave.

Every flag says which document and which point it comes from. A red light can be checked without trusting the system.

When a document doesn't allow a conclusion, it marks it as inconclusive. It never decides on its own that something is fine.
